Source: SUPERCASA Author: Redaction With services in several areas, Pereirapisco.Creativity is a family business with a diversity of services related not only to real estate, but also to other aspects, including architecture, engineering, construction, audiovisual, graphic design and advertising. Thus, to stand out in a highly competitive market, showing its valences and attributes, Pereirapisco.Creativity invested in the services of CRM eGO Real Estate , and Paulo Pisco, CEO and founder of Pereirapisco.Creativity explained to SUPERCASA Notícias how it is to benefit from this partnership. There is a great capacity for integration. Using the ego well saves a lot of time About Pereirapisco.Creativity , Paulo Pisco reinforces the differentiating approach that has always guided his vision and, upon hearing about the Real Estate ego, immediately believed in the potential of the partnership: Nowadays, you don’t buy a chair, you buy a service associated with the chair, and our perspective has always been that. And real estate can hardly be just real estate. Real estate is a system that goes from the empathy we have with people who are selling their homes [to those who buy]. It’s a whole process that sometimes surpasses people’s own consciousness, and that’s where the Real Estate ego management platform came in, to help streamline that contact and proximity. Pereirapisco.Creativity’s first contact with the eGO was in a workshop dedicated to real estate, where they could recognize the numerous advantages of membership. Did the workshop you attended have an impact on your decision to embrace the ego? The Workshop had a lot of impact because we had already heard about the ego and your portals - SUPERCASA and CASASAPO . What awakened us was to realize that, at that time, there was an integration that could make our activity more efficient. And there was also, on our part, the perception that is the fact that CRM is integrated with the site - the premium site that we joined . Nowadays, you don’t buy a chair, you buy a service associated with the chair, and our perspective has always been that What led you to invest in a premium ego Real Estate site? For the sake of sophistication and beauty, it was a site that seemed very interesting and, with all these features integrated , it was very important for the type of activity, and for our positioning in the market - and even for our personal and professional life, because we, as a family, cherish our time and therefore the more efficient we make the company and its operation, the easier it will be to do business without giving up something so important that is our well-being, our quality of life. We had changed our site less than a year ago but did not have this integration with the rest of the activity, nor the quality that your premium site has, and therefore, in recent times, We made a great effort to make the website and the ego tool operational as soon as possible. It was a big bet. How was the initial follow-up phase? This was a custom process. We had to adapt the whole ego and the whole site to our reality, and wanted to highlight the ability and satisfaction we felt . There is an openness and capacity for understanding and bringing objectives to fruition, and we are very satisfied. So the side of accompaniment and the side of looking at us as unique, helped a lot . That’s what made us also choose. There was this perspective that has later become a reality. (...) we made a great effort to make the site and the ego tool operational as soon as possible. It was a strong bet What, in your opinion, are the great advantages of the ego? There is a great capacity for integration . Using the tool well saves a lot of time, because there is usually a set of activities that we produce separately that, here, allows us to be fully integrated. And I would also like to highlight the issue of assistance to our difficulties, which is a quick one. About your site, what differentiates it? We have always bet on a site since the beginning of the creation of this company, so the site was always a strong bet. Nowadays this is very important, because it is our face, let’s say, is our showcase. It is more important than the physical store. But I highlight the beauty and functionality. It’s beautiful and functional. (...) I also highlight the issue of assistance to our difficulties, which is quick So, do you have positive feedback about the Real Estate ego? Very positive. Very positive because we were now at a stage where it is important to make a set of upgrades and, in that sense, these tools - which is not one, are several -, came at the right time for us to be able to do this upgrade. And as we realize that you are also always growing, I think we will grow together. Source: Freepik Author: Redaction According to the 2023 Monetary Emission Report published by Banco de Portugal (BdP), 265.8 million €20 banknotes were produced last year through the printing company Valora. In the information disclosed in the report, presented on Monday, the activities of the central bank with regard to the issuance of banknotes and coins are described , and it is possible to determine that the total of the banknotes produced arepart of banknotes allocated to the BdP for production under the agreement with the central banks of Austria and Belgium. Still, t here was a negative issuance of the monetary production of the banknotes in Portugal, of -24.7 million euros, which represents a decrease of 17.8% compared to the end of 2022. Thus, 6,372.7 million euros in banknotes came out of the BdP and 10,113.6 million euros came in. The justification behind this variation lies in the positive development of tourism, which has brought in banknotes that are not absorbed by demand, but also by the rise in interest rates of the European Central Bank (ECB), which has discouraged banknote holdings. On the other hand, the net issuance of coins increased again, setting itself at 791.6 million euros at the end of 2023. On a global scale, the number of banknotes and the number of euro coins circulated reached historic highs at the end of last year , setting and 29.8 billion banknotes and 148.2 billion coins. In this sense, the BdP indicates that the growth of net monetary issuance confirms that cash remains the most used means of payment by euro area citizens even though the value of banknotes in circulation has decreased for the first time since the introduction of the euro currency, set at 1.6 trillion euro. This fall represents -0.3% compared to the end of 2022, reflecting the growth of the ECB’s interest rates. Regarding counterfeits , the Monetary Issuance Report indicates that 16,723 counterfeits of banknotes and 3,197 counterfeits of coins were withdrawn from circulation in Portugal, corresponding to tiny percentages of the number of genuine banknotes and coins in circulation . Source: Freepik Author: Redaction The Social Security Account Report for the year 2022 , recently released, shows a scenario of poverty for pensioners in the country. According to reports, more than 1.3 million disabled and old-age pensioners, out of a total of around 2 million, live below the poverty line, with less than €591 per month. Thus, more than 273 thousand pensioners were identified to receive less than €278.05 , corresponding to the minimum pension of the general scheme, leaving several people in a vulnerable economic situation. To address this problem, the State has announced supplements aimed at raising pensioners monthly income, but this is a very high number and is growing: there is an increase in the number of supplements compared to the total number of pensioners, reflecting the fact that there are more pensioners with a value below the minimum established, as soon as they are entitled to receive social supplement , as indicated in the report. It is also highlighted that, based on the Social Support Index (IAS) of 2022, two out of three pensioners of old age and disability received a pension of value equal to or less than 443.20 €, while more than 1 million received 278.05€ and 443.20€. On the other hand, more than 300,000 received 443.21€ and 664.79€, below the top tier, corresponding to 2133 pensioners, who received 5318.41€. Source: Freepik Author: Redaction The user licence was no longer compulsory after the new licensing simplex came into force in January of this year following a legislative amendment aimed at simplifying procedures and licences. However, there are records that this legislative change is causing problems, with several houses for sale on the market without a license , promoted by investment funds that acquire portfolios of bad loans to banks. From the beginning the diploma was criticized and dismayed, dropping the obligation of use licenses or technical sheets of housing in the sale of houses, leading the sector to react with criticism and warnings. First of all, it was felt a lack of consideration of families who want to buy a house, since, in this way, they can buy houses without a license, often being prevented from accessing housing credits. Still, the new legislation gave impetus to the real estate market, with more houses coming to the market to be sold, increasing the housing supply in Portugal . In the advertisements, the absence of the user license or the fact that the box has to be carried under simplex are indicated. Although there are several ads with these indications, there are many others that do not provide due information to potential buyers, creating the risk of having houses for sale without proper licenses, which has led to the Notaries Order (ON) to prepare to present a repeal of the standard , so that the transmission of the property with the municipal consultation, in order to know whether or not it is licensed, is again mandatory. Source: Pexels Author: Redaction In the first quarter of 2024, 73,700 m 2 of office space were occupied in Lisbon, a volume that surpasses by almost four times the 19,300 m 2 traded in the same period of 2023. In Porto, the occupation in the first three months of this year amounted to 18,000 m 2 , more than doubling the approximately 7,700 m 2 taken in the same quarter. In quarterly terms, occupancy grew 82% in Lisbon and 91% in Porto. The data are disclosed by JLL in the framework of its monthly analysis report to this sector, Office Flashpoint , received in a statement by the newsroom of SUPERCASA Notícias . The consultant contributed to the high dynamics of these markets, having worked in operations that correspond to 42% in terms of number of businesses in the quarter in Lisbon and 50% in Porto in terms of area occupied. The activity of Lisbon in the quarter was marked by two large operations, which together correspond to 59% of the occupied area. Namely the acquisition of 26,700 m 2 by Caixa Geral de Depósitos in the Well Be building, in Parque das Nações, and of 17,000 m 2 by an undisclosed entity in the Álvaro Pais 2 building, in the New Office Areas. Without prejudice, removed the effect of these operations, the market would have grown 55% compared to last year, marking the return of large transactions. In fact, in the quarter under analysis, 41 office occupancy operations were carried out in Lisbon, of which 9 involved areas greater than 1,000 m 2 , including the taking of 1,860 m 2 in the Torre Oriente do Colombo, by Advance Care, in an operation carried out in March and advised by JLL. In the first quarter, Parque das Nações, with 39% of the take-up, was the most dynamic zone, followed by New Office Areas, with 35% of the total. In terms of demand, there is clear evidence of Financial Services companies, reflecting some of the largest operations in the quarter, generating 65% of all activity. In Porto, there is also the reactivation of large operations this year, with 6 of the 22 transactions of the quarter involving areas greater than 1,000 m2. More recently, in March, the transactions of 4,000 m 2 occupied by a company in the Matosinhos Office Center are evident, as well as another 3,000 m 2 by Alten no Sousa Aroso 959, the latter a business also mediated by JLL. In the quarter in question, it was the area of Matosinhos that was most evident, with a share of 43% of the occupation registered in Porto. On the demand side, TMT’s & Utilities companies were the major lever of the office market in Porto, with 59% of the accumulated take-up. Sofia Tavares, Head of Office Leasing at JLL, comments: Q1 results make us very excited for the year’s projections. Porto, maintaining lower activity levels than Lisbon, has a healthy dynamic and good demand rates. In Lisbon, even if we annul the effect of the two large transactions, which naturally do not constitute a usual market pattern, we would have a quarter occupancy around 30,000 m2. This translates to annual growth of over 50%, which is an excellent indicator of demand activity. If we keep this pace, we will reset the activity to the average usual market transaction levels, reversing last year’s slump. Follow other similar topics in SUPERCASA Notícias
Source: Freepik Author: Redaction The lack of qualified labor is driving up the prices charged by the construction sector, which is failing to meet the increased demand for remodeling and rehabilitation works in the homes of the Portuguese, reveals an analysis of the Fixando service contracting platform sent to SUPERCASA Notícias , which surveyed dozens of companies in the sector. The construction industry in Portugal recognizes that the difficulty in hiring masons, carpenters, plumbers or electricians, creates barriers to companies in the sector, which result in an increase in the costs of its operation that, in turn, translate into increases in prices charged to customers. The trend, while there is no more skilled labor and falling prices of raw materials, will be the gradual increase in construction and remodeling prices, says architect and remodeling expert Ricardo Dias, from Torres Vedras. According to Fixando’s analysis, this shortage of construction professionals is limiting companies ability to respond to increased demand, which, in addition to higher costs , has also resulted in delays in construction. Fixando said that, since the beginning of the year, the requests received for housing works have increased 11% compared to the same period last year, and in 2023, the demand for these services had already grown 29% compared to the previous year. Justifying this increase in demand for renovations and rehabilitation works in the homes of the Portuguese, are the growing concern of families with energy efficiency, the need to adapt residential spaces to teleworking and also the interest in recovering houses for later sale , thus being strategic investments in the real estate market. The problem of energy poverty is very present in Portuguese families living in older properties. Cold and humid houses, without double glazing on the windows, with bad insulation, are very common problems that lead to a growing demand for requalification works , explains Alice Nunes, director of new business at Fixando, in the note to which SUPERCASA Notícias had access. She adds that the current high property prices have also motivated many owners to remodel houses for sale, with the aim of entering the real estate market, where financial return is guaranteed. On the other hand, t echnology is also influencing the growth of the sector, with the adoption of automated solutions and intelligent housing management systems . However, the integration of these technologies also presents challenges, especially in terms of cost. The new trend for Domótica and the implementation of intelligent systems, such as electric blinds or automated air conditioning, are essential requirements for construction companies. It is a panorama that requires us to adapt to new technologies and a continuous technical update to meet the expectations of a constantly evolving market. All this involves more costs for companies , says a manager of the construction company Atitude Benévola, Porto. Faced with these challenges, it is practically unanimous within the sector that investment in technical training and professional development in the construction area is an evident and urgent need. Partnerships between the public and private sectors can be fundamental to develop training initiatives that meet the needs of companies and that provide workers with access to quality training and specialization opportunities through the gaps in the construction , says Alice Nunes. Source: Freepik Author: Redaction The data published in the European Commission’s report Ageing Report 2024 show a worrying scenario for the reforms in Portugal, which may fall exponentially in the coming decades. According to the figures, a significant drop in the rate of pension substitution is expected (value of retirement compared to the percentage of the last salary), and may be particularly steeper by 2050. European Commission analysts admit that the average national pension will increase from 69.4% of the last salary in 2022 to an average value equivalent to 38.5% of the last salary in 2050, if no restructuring of the Social Security System is carried out. Thus, over the next 26 years, the Portuguese may have a pension twice as low as the pension of a pensioner who retired two years ago , which represents a substantial cut and an increase of five percentage points compared to the projections of the previous edition of the 2021 Ageing Report. Not only pensions can fall but also total pension expenditure , as indicated by the European Commission, encompassing public and private occupational pensions, which are expected to fall by two percentage points of GDP in the coming years, from 12.5% (2022) to 10.6% (2070)after reaching the peak of GDP of 15.4% in 2046: this behaviour is explained by public pension expenditure, since occupational pension expenditure plays a minor role, the report notes. Population over 65 will increase in the next 26 years The Ageing Report 2024 makes clear that the dependency ratio of the elderly, which corresponds to the population over 65 and the working age population, will grow significantly over the next 26 years. In 2022, there were 40 elderly people per 100 people of working age, a number expected to grow 68% by 2050, the year 69 elderly are expected for every 100 people of working age. It is only in 2070 that this ratio should stabilise , reaching 68 elderly people per 100 people of working age. There will thus be a general decrease in population by 2070 , with projections pointing to a decrease of 13.5%, from 10.4 million in 2022 to about 9 million in 2070. Source: Freepik Author: Redaction The Bank of Portugal (BdP) released last Wednesday, April 17, data on the situations of default verified in 2023, which rose from 2022 with half a million families on the verge of default , noting difficulties in paying the house. In this type of situation, mechanisms for the prevention of default were activated, namely the PARI - Plan of Action for the Risk of Default , forcing banks to detect situations of greater risk in advance, and propose solutions to families to avoid non-compliance. According to the regulator, the number of PARI cases more than quadrupled in 2023 compared to the previous year, with banks reporting, on a monthly average, 123,400 PARI cases starting in 2023. In the Behavioural Supervision Report 2023 , the BdP indicates: the increase in the number of PARI started in 2023 is the result of the entry into force, at the end of 2022, of Decree-Law 80-A/2022, which established additional criteria and obligations for institutions to integrate credit agreements for their own permanent housing in PARI, a measure designed to mitigate the effects of the increase in interest rates . Thus, about 1.5 million PARI cases were initiated in 2023, which represents about half a million residential credit agreements, worth 32 billion euros. In addition to the PARI, there was another mechanism for the management of defaults to increase last year, the PERSI - Extrajudicial Procedure for the Regularization of Defaults , which registered, at the beginning of the year, almost 77 thousand cases in this area in housing credits, which represents an increase of 36.5% compared to 2022.
