Source: Pexels Author: Redaction The Algarve region has been affected by the lack of housing , particularly in the tourism sector, because there are no houses, there is no capture of labor . In this sense, the Association of Hotels and Tourist Developments of the Algarve (AHETA) warns of this situation, showing willingness to build social housing that houses the workers of the area. To this end, they are asking for land exchanges at more reasonable prices than those in the market, but there has never been a response from the Government, and Hélder Martins, President of AHETA, underlines: if today we have to import manpower, we can only really attract workers who come from outside if we give them housing, without that it is no longer possible. Thus, to encourage the capture of more manpower, hotels are willing to move forward with a model of simple construction, not for rich for social housing on the outskirts of the city, namely in Loulé, Albufeira and Portimão, in order to ensure accommodation, as well as transport for displaced workers. However, the President of the Intermunicipal Community of the Algarve (Amal), and also Mayor of Olhão, António Pina , reiterates that the municipalities do not have these lands to be made available , adding that, even if they had them, they would be allocated to the construction of public housing for the Algarvian, who cannot afford a house . Source: JLL Author: Redaction In a statement sent to SUPERCASA Notícias , JLL , the real estate consultancy, presents the Bonjardim project, a residential development with a premium location, situated in the centre of Porto , just a few steps from the Aliados and the Bolhão Market, one of the most traditional areas of the undefeated city. This project will host an event as part of the Once Upon a Space concept, the main aim of which is to combine art with the real estate sector and thus offer customers a unique experience that harmonises tradition and modernity. Bonjardim is a project that perfectly combines tradition and modernity. With 93 flats spread over 6 floors, it has typologies ranging from studio to four-bedroom flats with parking, balconies and fantastic terraces. Some of the flats have jacuzzis or private swimming pools. This new condominium stands out as one of the largest residential projects in the centre of Porto. It also has a central square that will be a new meeting point in the city , offering a variety of shopping and leisure spaces for residents and visitors. We are very excited to present Bonjardim, a project of proven quality and innovation. In addition to its comfort and convenience, this new condominium also represents a unique investment opportunity. It brings a new dynamic to Portos historic centre and a new format for residential buildings, which increasingly promote community living, explains Patrícia Barão, Head of Residential at JLL. On 14 and 15 March, Bonjardim will host the Centralities exhibition, curated by the Lisbon Art Office (LAO), whose format aims to incorporate art into everyones daily lives, as well as highlighting the pleasure of living in the city centre, taking advantage of a simple and practical way of life . At the event, there will also be a model flat available to visit and special conditions for visitors interested in buying a property in Bonjardim. We believe that the combination of art and property offers a new perspective on the concept of housing. This is how we intend to combine the exclusivity associated with this segment with the distinctive promotion of the properties to be marketed. The artistic aspect is a differentiator that enriches the experience, an aspect that is highly valued by this type of client, adds Patrícia Barão, in the note to which SUPERCASA Notícias has had access. This exhibition is more than just an art show. Its an opportunity for visitors to project themselves into the space, the art and the lifestyle that the Bonjardim development offers. We are confident that this collaboration will be a success and we look forward to welcoming visitors to this unique experience, says Aniceto Viegas, CEO of Avenue. For Rita Rodrigues da Silva, Founder and CEO of Lisbon Art Office: we reflect on art in an urban mobility based simultaneously on memory and the (un)balanced geometry of the speed at which we live. Weve tried to emphasise the sensory nature of everyday life in a contemporary format that allows us to take the time to appreciate the beauty that nourishes and inspires us. Source: Freepik Author: Redaction The site of Quinta dos Ingleses, in Carcavelos, will see the construction of a m ega-urbanisation with a hotel, commercial and service spaces, an urban park and 906 homes. The building permit for the development was signed by the vice-president of Cascais Câmara, Nuno Piteira Lopes. This project has been contested by the SOS Quinta dos Ingleses association for several years, and the possibility of filing an injunction to halt the project is on the table, after a lawsuit had already been filed against the Cascais City Council to halt the work, asking for the cancellation of the councils decision that gave the green light for construction to go ahead. At the root of the challenge are environmental reasons, which the association pointed out in November: this challenge points to a series of flaws in the administrative procedure and flagrant violations of the law, contravening the fundamental rights to life and the environment , adding, with this action, we are targeting the destruction of the largest green area on the coast between Lisbon and Cascais. This project, which has been dragging on since the 1960s , is actually going ahead, as Nuno Piteira Lopes emphasises: the work is going to start, confirming the signing of the permit for work to begin on the ground. Source: Freepik Author: Redaction Last Thursday, January 18, the government presented new measures to combat the drought in the Algarve and Alentejo regions , following the 18th meeting of the Permanent Commission for the Prevention, Monitoring and Follow-up of the Effects of Drought. The situation in these two locations is critical, not only for the inhabitants of the region who consume the water , but also for agricultural producers who have seen their production damaged. The decisions will therefore apply to public and agricultural supplies, but also to tourism . With regard to public supplies, it has been decided to reduce urban consumption in the region by 15% compared to the same period last year. In agricultural supply , there should be a 25% reduction in consumption , which includes 50% of the volume licensed for irrigation in the Sotavento hydro-agricultural perimeter. In addition to this, the volume used for irrigation from the Funcho reservoir will be reduced by around 40% and groundwater abstraction by up to 15% as a rule. As far as tourism is concerned, consumption in tourist resorts will be reduced by up to 15% , the same percentage also applying to groundwater abstraction. Farmers argue that the crisis was caused by the government The National Confederation of Agriculture (CNA) points to successive governments as the main culprits for the lack of water in the two southern regions of the country, leaving some suggestions for mitigating the problem, including how to combat production losses. The crisis plaguing the Algarve (and the Alentejo), such as the lack of water, materializes the absence of work and strategic policy that prioritizes the populations and is especially serious in a region where this situation was predicted decades ago. The crisis in the south of the country has its own culprits: the political choices of successive governments , argues the CNA. At the root of these accusations is the failure to implement the National Irrigation Plan , as well as the cuts stipulated for supply, which, in the Confederations opinion, involved the usual tricks . As a result, a public hearing has been proposed in various forums, including the Permanent Commission for the Prevention, Monitoring and Follow-up of the Effects of Drought. Source: SUPERCASA Author: Redaction The Algarve is one of Portugals most sought-after destinations when it comes to vacations and real estate investment in higher segments, and is increasingly a dynamic region with great life opportunities to offer its inhabitants. Proof of this is the widespread demand for skilled labor in the hotel and tourism areas. With the start of the high season in mid-May, several companies are opening the year looking for new employees , as is the case at Pine Cliffs Resort , which has vacancies for 270 workers in various positions. The human resources director, Nicole Guerreiro, says that the resort is looking for dynamic profiles who, above all , show a desire to learn and grow , but she would not say what the expected salary range is for future employees. To promote this recruitment drive, the Pine Cliffs Resort will open its doors next Tuesday, January 30, for an open day so that candidates can get to know the teams and the space: our open day will be from 10h00 to 16h00. First of all, well give a presentation of the resort with testimonies from employees , confirms the director. Organized into groups by area of interest, the managers will give the candidates a tour of the resort, which will end with the respective interviews . According to the human resources director, whats at stake is an attractive benefits package , both for permanent and fixed-term workers, and a training and development plan for each area of work . The areas for which the resort is hiring are diverse, but most are linked to more operational areas , such as cooks, waiters, warehouse workers, receptionists, baggage handlers, room attendants, childrens monitors and beach monitors. The fact that Pine Cliffs belongs to a group that owns other properties in Portugal gives candidates a greater opportunity for career development and professional development , concludes Nicole Guerreiro. Source: Freepik Author: Redaction A shortage of supply , ever-increasing property prices , inflation and rising interest rates are all examples of affordability pressures leading to greater rental demand across Europe. Investing in single-family homes is the ideal scenario for real estate investors to profit from rental income. Lets take a closer look to understand how portfolios are put together and what the benefits are. What is a single-family home? A single-family home is a type of housing characterized by the aggregation of just one family, such as an apartment , residential building or villa . Usually, when it comes to building a property portfolio, multi-family dwellings are the most sought-after. This type of investment involves buying several single-family units in the same building. This is a simple investment with potential returns, since the real estate investor will own several tenants. The advantages of buying single-family homes have been little explored, mainly because of the difficulty in accessing a portfolio of properties with this type of product. Advantages of single-family home portfolios Its important to keep up with market trends and a portfolio made up of single-family homes is more efficient than one made up of multi-family homes. Lower investment cost As the investment cost is lower , this is an appealing option for real estate investors, due to the speed with which transactions are carried out . The quicker they close the deal, the quicker the return on investment. More investment opportunities The market for multi-family homes is becoming increasingly saturated, unlike single-family homes, which offer a wider range of real estate investment opportunities . Lower costs mean better opportunities. Continuing to invest in your sales strategies is essential to keep moving up in the business, especially if youre just starting out on your real estate journey. Numerous strategies go beyond the marketing strategies already in place. Its important to monitor the market and get to know your client base , so you can quickly identify what works and how youll get the most return. Source: Freepik Author: Redaction Architecture and the property market are two connected areas that evolve together. As such, in recent years, one of the trends that has been established in both areas is neuroarchitecture . This movement makes use of science and technology to develop more functional spaces that positively influence the behaviour and mental health of their users. SUPERCASA Notícias explains the concept of neuroarchitecture and how it can influence the choice of properties on the property market. What is neuroarchitecture? As the word itself suggests, neuroarchitecture is the study of neuroscience applied to architecture. In other words, the functioning of the human brain is studied in order to be able to apply techniques and resources in the composition of spaces that have an impact on emotions. Thus, through tests such as magnetic resonance imaging or electroencephalography, it becomes possible to map brain responses to certain stimuli and better understand which elements can influence human emotions and behaviour. This area of science makes it possible for the property market to evolve by incorporating elements to create developments that encourage the well-being of residents , since by having access to this scientific information, properties can be designed with the needs of the target audience in mind, in addition to functionality and comfort. Examples of neuroarchitecture Neuroarchitecture has already been applied to various spaces, mainly hospitals and commercial property , in order to facilitate the treatment of patients or to identify with the layout of the shop to get customers to spend more time in it. A good example is the Kraemer Cancer Centre in the state of California in the United States. This is a space specially designed to relieve the stress and anxiety caused by the oncological treatment process , and the building has been designed with several glass walls that allow natural light in and a view of the Zen garden that surrounds the building, to create an atmosphere of relaxation. One of the most widely used principles in neuroarchitecture is biophilia , the hypothesis that suggests that human beings have an innate tendency to seek connections with nature and other forms of life . The use of biophilia in property projects makes it possible to create green spaces designed to increase the well-being of residents , as well as to design properties designed to be integrated into these same spaces. Another example of neuroarchitecture is taking care of acoustics in spaces, something that has become more popular since the pandemic and the rise of home offices. This means that it is possible to create acoustically insulated spaces that favour concentration, as well as lighting designed for the same purpose. How can neuroarchitecture influence the decision to buy property? Neuroarchitecture seeks to create environments designed to reinforce sensations according to the clients needs. As such, these features should be emphasised from the outset as benefits that will act on the well-being of residents. Through neuroarchitecture, it is possible to create a feeling of welcome and joy from the very first visit to the property, including through home staging techniques . It is therefore crucial for property professionals to be aware of the trends that can be applied to their projects, in order to create a more pleasant space for their clients and present the benefits as a sales argument.
