Property interest increases on the right bank of the Mondego, in Coimbra

Real estate interest in Coimbra has increased, but there is a lack of confidence on the part of real estate agents in the development of the area.

The right bank of the Mondego, in Coimbra, is witnessing an increase by real estate interest, however, investors are in doubt with the development of the area due to the waiting for advances in the metrobus and requalification of the area. 

Coimbra City Council this year launched an urban planning study for the right bank of Coimbra, on the Mondego, which aims for a redevelopment project and the future of the rail link to Estação Nova and subsequently the Mondego Mobility System line. 

Several real estate agents in the city are hoping that the area will face the river. The Mondego area has abandoned warehouses that have caused some interest and investment from real estate agents. However, an increase of interest and valuation on the areas of the urban strip between the Estação Nova and the weir-bridge, has been verified on the part of some investors, others are receptive as to the acquisition of property or flats, due to the history of the Metro Mondego project. 

According to the president of the Cooperative, Pedro Pimenta "The interests have all been very superficial [whether from national or foreign investors], with nothing concrete. I think that when the work [of the Metro Mondego and the requalification of the right bank] ends, the interested parties will appear", highlighting that the construction adds nothing to the region's farmers, with the preference of being "next to the Mondego valley". 

"There is some scepticism" in relation to the project "that was many years in a drawer", says Pedro Pimenta.

However, there are already some projects underway in the area. Ana Bastos, councillor responsible for urbanism in Coimbra City Hall, says that "with the ongoing works of reinforcement of the walls of the right bank, the project of the Metro Mondego System and the recent decision of the City Council to transform the riverside area into an area of eminently pedestrian and urban fruition, it is natural to encourage the interest of potential investors," she added that there is an "increase in the expression of interest in this riverside area".

A senior residence is already being built in the old Ideal factory, and two housing projects are underway in the old Triunfo factory area and one to install the Critical Software headquarters. "The goal will be to use these facilities, however, Critical Software is still evaluating how best to use them in the future, as there have been some changes in working practices in recent months," the company stated. 

Several real estate agents are of the opinion that there won't be any space left on the riverside that will remain unoccupied. Carlos Serra, highlights "it's a very desirable area. The metro could have some impact, but the important thing is to open up the river to the city". 

It is to be believed that sectors such as the hotel industry, restaurants and other services will seek to locate in the area, according to real estate agent Daniel Escaroupa "movements of big 'players'", especially in the hotel industry, restaurants and some services, which seek "to position themselves in that area".
