Hotel B&B Guimarães: Innovation and Sustainable Construction are priorities for the Group Casais

Hotel B&B Guimarães: Innovation and Sustainable Construction are priorities for the Group Casais
The complex that includes a B&B hotel with 95 rooms, 44 studios for rent and a commercial space is under construction next to the University of Minho in Guimarães. It will be the first building of hybrid construction in the Iberian Peninsula using Engineered Wood and only 1/3 of the concrete of a traditional building, according to a statement sent to SUPERCASA Notícias.

The term "hybrid buildings" comes from the wood-concrete combination, and this is an alternative that doubly benefits the environment: by reducing the use of concrete by at least 40%, and by using wood, a natural carbon sink.
 
In this way, besides reducing the carbon footprint incorporated in the construction by more than 60% when compared to a traditional building, this is also an innovative building for its construction process: it was developed with a BIM base, in a logic of industry 4.0, supported by principles of design for manufacturing and assembly. The innovative construction process, which implements for the first time in the Iberian Peninsula a structure with the CREE System, allows the addition of a floor every two days, already incorporating all the components of technical installations and interior finishing, thus demonstrating that innovation and sustainable construction are a priority for the Casais Group.
 
In February 2022 the first stone was laid, and on that date half of the building will be completely built. With about 10.000m2 built, in 10 days the most interesting phase of the project will begin, with a logistic orchestration of assembly. This project has an investment of about 11 million euros, with the signature of the architect Mário Fernandes, and will be inaugurated this year.

The CREE system relies heavily on a natural renewable raw material - wood. Its main feature is the standardized prefabrication of individual components such as roof panels, façade panels, pillars, and structures. These can be quickly assembled on site, reducing carbon emissions, noise, and dust, and saving time, resources, and money.

The industrialized components which will be applied in this innovative project are being manufactured in Blufab, which is the Casais Group off-site construction unit that supplies the works with elements manufactured and assembled in factory.

Regarding the use of this innovative construction system, António Carlos Rodrigues, Casais Group's CEO, states that "Casais' environmental performance continues to evolve in a sustained way since the decision to implement efficiency programs to enhance our 'High Environmental Profile' buildings. We have recently reinforced this performance with the adoption of environmental, social and governance (ESG) criteria, which now cover from Energy to Building Systems, such as the one provided by CREE. CREE's sustainable hybrid wood mindset and solutions are in line with our present and future positioning in the construction industry." He also points out that, "to meet our customers' needs, we operate on a Contractual Collaboration basis with our customers, through multi-project contracts, with the purpose of participating from the product design and concept phase to the time of construction. The alignment and union of efforts are thus essential to our success. This unity results in the partnerships that mirror a community consisting of customers, partners and employees."

In addition to the innovative CREE system, the project includes several off-site solutions that integrate environmental sustainability concerns in terms of occupational health of future users and energy efficiency. It is the first building of this size that stores carbon and allows a 60% reduction in emissions, incorporates interiors in a circular economy philosophy where 50% of the materials can be reused at the end of the life cycle. It also allows a 70% reduction in waste, a 50% reduction in noise pollution, and reduces execution times by 50% compared to traditional construction. It also contributes to the increase of professional qualification and the reduction of risks and accidents.

This hotel unit will be implanted in Rua Rómulo de Carvalho, parish of Azurém, next to the University of Minho Campus. It is a work that results from a collaborative effort between the client, designers, builder and several partner companies, which from day one contributed with solutions to meet the innovative requirements of this project.
