Luxury and trends. Two words that contain volatile, non-consensual and debatable concepts, particularly when applied to real estate. Even so, I risk approaching the subject, not only for the challenge of the discussion, but, above all, for the pleasure in sharing the experience of our brand, as an important player in this market.

Trends are not ephemeral fashions. They arise from cultural changes, technological advances, social movements or innovations, among other factors. They reflect the preferences and interests of society at a given moment, providing insights into what may be on the rise or become relevant in the near future. We can identify them in technology, in the economy, even in our social behaviours, and the same is true in luxury real estate.

Premium location, stunning views, generous areas, integrated technology, luxurious materials and impeccable finishes are indisputable factors, but they are not everything.

In recent years, the pandemic introduced some variables that brought, if not new trends, at least adjustments to those that were being drawn. First of all, the growing demand for properties that offer integrated wellness solutions, such as a swimming pool, gym, sauna, meditation area or outdoor garden. But that's not all. The demand for homes with a dedicated space for remote work, other than the dated 'office', has also grown. A more organic place, where working is natural and fits in with the client's lifestyle. Ergonomic and technological conditions capable of offering a comfortable working day are required.

Now, technology is another trend, and smart homes are a growing demand from many clients. Houses with electronic video-security, voice-controlled solutions for lighting or heating, tend to be a standard.

Then there is the demand for sustainability, which we feel is growing rapidly. From the construction process to the materials, solar energy use, water or energy efficiency, this is a rampant trend among buyers of luxury real estate, without prejudice to the more exclusive materials used in construction and which give a more marked sophisticated and luxurious atmosphere.

Privacy and security, customisation of construction, balance between indoor and outdoor living are other predicates that appear on the list of demands of many of our clients and to which we should be increasingly attentive, anticipating more transversal needs.

Curiously, or not, I am moving forward with another trend that we are beginning to identify: houses that allow a daily multigenerational coexistence. In some way, the return to a time that many of us still remember; of two or three generations of the same family living in the same house. As we see today, as three generations ago, there are standards that never change, such as location. However, it is fundamental to be alert, to distinguish fashions from trends and to anticipate the needs of the most demanding clients in this market that is luxury real estate.
