According to INE, the increase in prices in the housing market was higher than for commercial properties, following the trend of recent years.

Data from the National Statistics Institute reports increases in the Commercial Property Price Index (IPPCom), which despite registering 0.9 percentage points less than in 2021, will have risen 4.2% last year. According to the entity, following the trend of what has been happening since 2016, commercial properties have maintained a pace of growth of their prices much lower than that observed in the housing market, having been registered last year 12.6%.

The INE points out in its statistical report: "The housing market, described by the evolution of the IPHab [Housing Price Index], recorded a higher increase in prices than commercial properties, similarly to what has been happening in recent years (...) the IPHab increased by 12.6%, 8.4 percentage points above the rate of change of the IPPCom."

The rise is associated, according to the Institute, with the "acceleration observed in residential property prices over the last year", in which growth was up 3.2%, as well as a "reduction in the rate of growth of prices in the commercial property market", with a reduction of 0.9 percentage points. All this will have resulted in "a significant increase in the differential between the growth rates of the two indicators, which rose from 4.3 percentage points in 2021 to 8.4 percentage points in 2022". 

More families are buying homes while fewer commercial properties are being transacted

With regard to total housing transactions, which in 2022 amounted to 167,900 transactions, 22,385 had to do with the acquisition of housing for the remaining institutional sectors, while households acquired 145,515 units. Thus, it is possible to observe an increase of 2.7% in acquisitions made by households, compared to 2021, and a reduction in purchases made by the other institutional sectors, of 6.5%. 

With regard to housing rents to other purchasers, from which families are excluded, a total of 4.5 billion Euros is pointed out, which represents 14.2% of the total and an increase of 12.4% compared to the same period of the previous year. On the other hand, the value of housing sales to families stood at 27.3 billion euros, 13.2% more than in 2021.
