According to Regulation No. 603/2021 of 2 July, all entities engaged in real estate activity have the duty, established by law, to communicate to IMPIC (Institute of the Public Markets for Real Estate and Construction) all real estate transactions carried out in the 4th quarter of 2022. In this case, we are talking about direct sales that have been made between October and December 2022, by real estate agents or construction companies, whose established deadline ends tomorrow, 31 March. 

Lease agreements are also covered in this declaration, which are included in Annex B, which refers to the communication of real estate transaction elements or lease agreement. Annex A concerns the communication of real estate activity. 

These two annexes are included in the Regulation in question.

How is the communication to IMPIC done?

After filling in the respective mentioned annexes, you should submit them by electronic transmission to IMPIC's website, through its accesses to the reserved area. If you fail to do so, you will be incurring an administrative offence, punishable with a fine that can range from €5,000 to €500,000, if you are a legal entity. In the case of a natural person, the fine can range from €2,500 to €500,000. 

This is a process that can be facilitated if you are a client of the CRM eGO Real Estate, through the Real Estate Contracts Register Book integrated in this software and in which you can manage all the records of the transactions made.

What is the objective?

According to the IMPIC regulation, this declaration serves as a measure to prevent money laundering and aims also to combat the financing of terrorism in the sector, having therefore a legal obligation. 

So, if you are a professional in the sector, we remind you that you have until 31 March to make this communication.
