Housing prices in Portugal just keep on rising. According to INE, the pandemic and now the war have further contributed to this price escalation.
Home prices up nearly 13% in the first three months of the year
According to the National Statistics Institute (INE), between January and March of this year, there was a 12.9% increase compared to the same period in 2021. The pandemic and now the war have further contributed to this price hike.

The INE also divulges that used houses show a year-on-year increase of 13.6, higher than the 10.9% increase in new houses.

After prices rose more than 9% in 2021 and almost 12% in the last quarter of last year, the INE's Housing Price Index for the first quarter of 2022 again shows a steep increase for houses in the country. Compared to the previous quarter, it validates an increase of 3.8%.

Also in the first quarter of the year, 43,544 houses were transacted, a year-on-year increase of 25.8%, however, it also presents a chain decrease of 5.1%.

In this time frame, the value of homes sold reached 8.1 billion euros, up 44.4% compared to the same period in 2021.

Families were the great stimulator of the market, having bought 37,840 units (86.9% of the total), for an overall value of seven billion euros (86.1% of the total).

Foreigners were responsible for 5.9% of the total number of transactions (or 2,556 homes), which translates into a weight of 10.4% of the total value transacted.
