House 7 bedrooms in Salvada e Quintos, Beja

3.970.000 €
7 bedrooms Gross area 505 m² Land 90.000 m² E.C.: A+
Country Estate 4 bedrooms in Beja (Santiago Maior e São João Baptista), Beja

3.970.000 €
4 bedrooms Gross area 505 m² E.C.: A+
The house without filters, where you feel something special! Elegance and charm have a natural touch! In Alentejo, between cork oaks and vast fields out of sight, arises this magnificent work of housing art, with a splendid view and with nature as the surrounding scenery, which brings to the countryside the strength of modern architecture. Estate, with 360 ha, located 14 km away from Beja, with all the cork oak forest involving the main house, which ’’forces’’ us to hear the silence of nature and where it is possible to feel all the peace and silence of Alentejo and contemplate all the stars and constellations, in an immense sky. The house was designed by one of the greatest architects of Contemporary Architecture, Bartolomeu da Costa Cabral and idealized by the owners, so that it was something different, always privileging the nature. This unique and spectacular property is composed by a main house with 3 bedrooms, a suite, living room, fully equipped kitchen, salted water swimming pool, two large dimensioned ateliers and two more agricultural support houses. One of the main features of the house is to be self-sufficient. The thermal control of the roof is ensured by a 5 cm layer of water protected by insulating slabs, with a fan device designed to increase the evaporation of water during the summer by cooling the water and the house, and during the winter this air box remains enclosed so that the insulation of the boards work as a protection from the cold. It has own water through a borehole, photovoltaic electricity panels, hot water through solar panels, sewage pit and central heating with a diesel boiler. It also has a cistern for collecting rainwater, for the irrigation network and eventual reserve. ’’The place, the construction in mud and the program are the roots of the design of this house, whose program was defined in response to the needs and desires of the family, concretized from the beginning in a list of ’’desires’’, not only functional, but also the environment of the house itself. Throughout the design process and its construction, the house benefited from a close collaboration of the owners, a couple of artists, being she a ceramist and he a sculptor and painter. The choice of construction in mud appeared as evidence due to the climatic aspects, the defence of the Alentejo heat, creating an environment with thermal inertia, and also because it is a traditional technique suitable for a building with only one floor. The beauty of the place and its isolation, being the house situated inside a large dimensioned property, constituted strong stimuli for the definition of the project that is a response to the surrounding nature.’’ In Bartolomeu da Costa Cabral 18 Works / edition - Porto: Circo de Ideias, 2019 (2nd edition ). It is important to emphasize that the owners can only sell the 9/10 ha that surround the house and the house, not having the obligation to acquire the 352 ha of the agricultural property. After all this is a magnificent and unique life project, with a modern Portuguese stamp. Porta da Frente Christie’s is a real estate agency that has been operating in the market for more than two decades. Country Estate 7 bedrooms in Cabeça Gorda, Beja

Country Estate 4 bedrooms in Salvada e Quintos, Beja

6.470.000 €
4 bedrooms Gross area 505 m² E.C.: A+
Estate with 361 hectares of land, with 4-bedroom main villa, 240 sqm (gross construction area) and a 265 sqm atelier, amounting to 505 sqm of covered area, plus patios, terraces and salt water swimming pool, with a view overlooking the vast cork oak and holm oak forest in Salvada, Alentejo. The villa comprises two distinct areas, with separate entrances, but linked by a central patio with a lemon tree: a residential area comprising a large kitchen/dining area, a living room, guest bathroom, an outdoor social terrace, an en suite bedroom (bedroom, bathroom and walk-in closet), a double bedroom and two singles, supported by a bathroom. The area of the ateliers has a bedroom, bathroom and three work rooms, one of which open plan which could be transformed into a party room or leisure area. One of the house’s most attractive features is its relationship with the outdoors. All the spaces have access to private patios, starting with the entrance which is accessed through a walled patio with two orange trees where running water trickles permanently from a spout into a tank, and continued by the individual patios serving the different bedrooms, up to the large covered patio which is also an outdoor dining area leading to the swimming pool. The swimming pool, in the shape of a long tank, lined with greenschist, is shallow, good for swimming and has salt water. The project was designed by the renowned architect Bartolomeu Costa Cabral, who prioritises the construction’s relationship with the surrounding space and habitability conditions: natural light, relationship between the materials, smart functionality of the spaces and their articulation. This is a sustainable project using rammed earth walls (taipa, a traditional construction technique of southern Portugal) combined with a concrete structure, known for its excellent thermal performance. The earth for the taipa was taken from the actual site, obtained in the earthmoving required for the implantation of the house, resulting in a combination of volumes that appear to have emerged from the actual land. All the construction components, from the window frames to the wardrobes, were especially designed for this purpose. The house’s decoration enhanced it with a very special and cosy atmosphere, in a sophisticated interweaving of simplicity, vintage furniture and objects, carefully selected textiles and artworks. The electricity is supplied by a system of photovoltaic panels and conserved in a battery bank, the water is heated by thermal solar panels and comes from a well, the central heating works on wood fire and a series of radiators linked to a diesel boiler. The villa’s thermal control is ensured by a roof with a 5 cm layer of water protected by insulated tiles, with a device of ventilators to increase water evaporation during the summer, cooling the water and house, and during the winter this air gap remains closed so that the insulated tiles keep out the cold. This estate has 361 hectares (361,0000 sqm), with cork oak, holm oak and olive trees and several native species as well as a natural lake formed by the winter rain. The cork oak trees generate income every 9 years. The property is 15-minute driving distance from the centre of Beja, 25 minutes from the Lisbon and Algarve motorway, 2 hours from Lisbon Airport, and 1 hour and 5 minutes from Faro Airport, and 1 hour and 30 minutes from the Alentejo coastal beaches. #ref:71246

Farm 7 bedrooms in Salvada e Quintos, Beja

3.970.000 €
7 bedrooms Gross area 505 m² E.C.: A+
’Here, everything is where it should be. The house is organic and you can feel it on your skin’ Located 14 kilometres from Beja, this property reminds us of the silence and the senses that this Alentejo provokes. It is one of the best preserved areas of this province, covered in the characteristic cork oak and holm oak forests, gently undulating, sparsely populated, where on cloudless nights you can enjoy a view of the starry night that is hard to find in other parts of the country. The house was designed as if it were a work of art made by four hands. The project was drawn up by architect Bartolomeu Costa Cabral, known for his simultaneously modern and classical language and for the great attention he pays to the relationship between the building and the surrounding space and to living conditions: natural lighting, the relationship between materials, the intelligent functionality of the spaces and their articulation. With 9 hectares, the house on this magnificent estate has a privileged view of the vast area of cork oak and holm oak forests in Beja The estate includes a 7-bedroom villa divided into two distinct areas (living and studio), with independent entrances connected by a central courtyard and corridor. The living area, with an area of 240 sqm, includes a large living room with a fireplace, a spacious kitchen with a dining area and equipped with Smeg appliances, a guest bathroom, an outdoor terrace, a bedroom with a fireplace/stove, en suite bathroom, walk-in wardrobe and private terrace, a double bedroom and two single bedrooms served by a bathroom with a bath and shower tray. The atelier part, with an area of 265 sqm, includes three rooms, one with a fireplace, used as workspaces, and a large open space where a sculpture atelier currently operates. This property includes patios, terraces and a saltwater swimming pool lined with green slate. All the rooms have access to private patios, starting with the entrance, which is through a walled courtyard with two orange trees and a spout, where the water permanently flowing into a tank gives a feeling of freshness and relaxation. Bedrooms with access to private patios, while a large covered patio serves as an outdoor dining area and access to the pool, with stunning views. In this project of great sophisticated simplicity, the ’choice of rammed earth construction was evident due to the climatic aspects, the defence against the Alentejo heat, creating an environment with thermal inertia, and also because it is a traditional technique suitable for a single-storey building. The beauty of the site and its isolation, as the house is located within a large estate, were strong stimuli for defining the project, which is a response to the surrounding nature.’ In Bartolomeu da Costa Cabral 18 Obras / ed. Paulo Providência, Pedro Baía. - Porto: Circo de Ideias, 2019 (2nd ed.). The architect Bartolomeu Costa Cabral valued the interaction of the building with the surrounding space and the conditions of habitability. He opted for the traditional rammed earth construction technique from the south of Portugal, combined with a concrete structure, guaranteeing excellent thermal properties. #ref:SAV15146

360-hectare estate in Beja, with a project by architect Bartolomeu Costa Cabral, overlooking the vast cork oak and holm oak ’montado’ area in Salvada, in the Lower Alentejo. The property includes a 7-bedroom villa divided into two distinct areas (residence and studios), with independent entrances connected by a central courtyard and corridor. The residential part, with an area of 240 m2, includes a spacious living room with fireplace, a large kitchen with dining area equipped with smeg appliances, a guest bathroom, an outdoor social terrace, a bedroom with fireplace/wood-burning stove, en-suite bathroom, walk-in closet, and private terrace, a double bedroom, and two single bedrooms served by a bathroom with bathtub and shower base. The studio part, with an area of 265 m2, includes three bedrooms, one of them with a fireplace, used as a workspace, and a large open space, currently functioning as a sculpture studio. This property includes patios, terraces, and a saltwater pool lined with green slate. All rooms have access to private patios, starting with the entrance, which is made through a walled courtyard with two orange trees and a water spout, where water constantly flowing into a tank gives a feeling of freshness and relaxation. Rooms have access to private patios, while a large covered patio serves as an outdoor dining area and access to the pool, with stunning views. In this project, architect Bartolomeu Costa Cabral valued the interaction of the construction with the surrounding space and the habitability conditions. The traditional construction technique of southern Portugal’s Taipa, combined with a concrete structure, was chosen, ensuring excellent thermal properties to the whole. The soil used in the taipa was locally sourced, promoting a natural and balanced integration with the surrounding land. Electricity is supplied by a photovoltaic solar panel system, stored in batteries, while hot water is generated by thermal solar panels and comes from a well. The central heating system is powered by fireplaces and radiators connected to a diesel boiler. Thermal control of the residence is ensured by a roof with a 5 cm water layer protected by insulating slabs, with a ventilation system to increase evaporation, keeping the house cool in summer. The property includes a house for renovation with 279 m2 and 36 hectares of land with cork oak and holm oak ’montado’ and a natural pond. The cork trees generate income every nine years and intermediate income every four/five years. Location: about a 15-minute drive from the center and Beja Airport, 25 minutes from the highway to Lisbon and the Algarve, 1h50 from Lisbon Airport, and 1h40 from Faro Airport. #ref:SG_21000EXP_108
