The typologies of the houses vary from T0 to T4, catering for different family needs. Applications begin this Friday and can be submitted until 6pm on June 13th. According to the official statement from the municipality, led by Rui Moreira, the rents are at least 20% lower than those practiced in the current market. Since the start of the program, the municipality has provided more than 300 homes with affordable rents, and the average rent is 428 euros. In addition, Porto City Council highlights the possibility of awarding rental subsidies to candidates who meet certain criteria established in the Porto com Sentido program. This support aims to make it more accessible to obtain decent housing in the city. This is the 26th affordable rental competition launched by the municipality, which is actively seeking to mitigate the housing crisis affecting the country. Thus, the measures concerning the extraordinary contribution of housing and changes in the coefficient of vestutez have been repealed . The latter, which, in practice, had the consequence of aggravating the IMI of properties in local accommodation, as explained by the minister. The Government corrected, revoked these errors, this punishment and these attacks on local housing, said Amaro Leitão, leaving the caveat that we replaced a punitive, unjust, castrating view of investment and property with a balanced and moderate view that recognizes that there are areas of greater urban pressure and tourist pressure that can make sense more balanced rules . Thus, cash payments accounted for 43% of the 5.7 billion payments made in 2022, while cards were the most used means, in 46% of total payments, leading consumer preferences with a difference and 3%. However, when analyzing this evolution in value, card payments far outweigh cash payments, which were used, mostly, in negligible amounts, of about € 12 per payment compared to € 50 per transaction paid by card . As far as real estate agencies are concerned, it serves as a mechanism for consumers to report inappropriate, fraudulent or unethical practices carried out by real estate agencies, and is mandatory by law for companies with more than 50 employees. It is an important tool to protect the rights of consumers and ensure the integrity of the real estate sector, ensuring the anonymity of the whistleblower. Complaints may cover a variety of issues, such as: 1. Misleading advertising practices; 2. Collection of abusive or illegal fees; 3. Lack of transparency in real estate transactions; 4. Non-compliance with contracts or promises made by agencies; 5. Infringement of consumer rights; 6. Fraudulent acts, such as falsification of documents or information. Who can file a complaint? Any natural person who has information about some kind of infringement or fraud can do so, and you will have to act in good faith, that is, show that the information he is reporting has, in fact, foundation and truth. Thus, the ANP considers that the fact that the law provides for the tax increase, which can be up to 10 times higher than the normal rate of the IMI, with 5 to 20 times higher in cases where they are real estate located in areas of urban pressure, is not acceptable, leaving the appeal to revocation of the aggravated IMI on sites considered unoccupied and that do not generate income.
