According to the Government, this exemption from the IMT will also be accompanied by the exemption from Stamp Duty, and will allow you to save up to € 13,700 on housing that costs € 300,000. The law, launched for approval to Parliament, establishes three conditions that allow the maintenance of the tax exemption to young people , although the Government requires that, to maintain the benefit, young people will have to keep the house as their own permanent dwelling for a period of six years, except in the situation of sale, change of household or divorce, or in the case of a change of workplace. These three conditions allow, thus, the maintenance of the benefit, within six years after the purchase of the house, contemplating a different destination to the assumption in the purchase, and that justified the exemption from IMT tax. However, when the goods are given a different destination than the one on which the benefit was based, within six years from the date of acquisition, except in the case of sale , the owners lose the exemption and reduction of the IMT fees. The Bank of Portugal also said that the average interest rate on new home loans exceeded 3.88 per cent in March, falling to 3.75 per cent in April, and the average interest rate on new contracts fell by 0.05 percentage points to 3.63 per cent. As for renegotiated contracts, according to the regulatory bank, the average interest rate fell by 0.25 percentage points to 4.05 per cent. In new term deposits for individuals, the average interest rate fell from 2.77 per cent to 2.75 per cent, for the fourth month in a row, and the amount of these operations totalled 10,645 million euros , an increase of 2,947 million euros compared to March. This is an increase on March, when the rise was 2.3 per cent, and also the sharpest compared to April 2023. According to the statistics office, the growth was due to the sharp increase in labour costs (8.1%), driven by the rise in material prices, which saw a year-on-year correction of 0.2%. This is the highest rate since November 2023. As such, labour is the most significant indicator and the one that exerts the greatest pressure on construction costs, influencing the average monthly increase of 1.09% , compared to the 0.4% monthly increase in the 1st quarter of the year. INE explains: the cost of labour contributed 3.5 percentage points (2.9 percentage points in the previous month) to the formation of the year-on-year rate of change in the ICCHN and materials -0.1 percentage points (-0.6 percentage points in March). Source: Freepik Author: Redaction The National Institute of Statistics (INE) found that the Gross Domestic Product (GDP) increased, year on year, 1.5%, and in chain, in the first quarter of the year, 0.8%. The latest forecasts pointed to an upward revision of a tenth, 1.4% and 0.7%, respectively. In this sense, the Portuguese GDP grew 1.5%, and in year-on-year terms, in the first three months of the year, after an increase of 2.1% in the previous quarter, which reflects a decrease in private consumption, as well as a growth of 0.7% compared to 1.6% in the previous quarter, and investment, which grew 1.5% compared to 3.6% in the previous quarter. Public consumption also grew slightly in the first quarter (1.4%), compared to 1.2% in the previous quarter, adding to the impact that net external demand had on the annual GDP change , making it grow 0.5%, compared to 0.01 percentage point recorded in the same period. Exports of goods and services increased by 2.5% from 3.2% in the fourth quarter of last year, and important goods and services rose 1.4% from 2.9% in the previous quarter. Thus, compared to the last quarter, GDP increased by 0.8%, after a chain growth of 0.7% in the 4th quarter, with net external demand assuming the largest contribution to the rate of change in the GDP chain. Source: Freepik Author: Redaction The parish of Válega, in Ovar, will build 30 fires to put in the market of affordable housing, an investment that comes close to 3.9 million euros , and that intends to build 15 apartments of typology T3 and the rest of typology T2. The municipality of Ovar has worked so that all residents have decent housing conditions and this is another important step to create affordable housing in the municipality, announced the Mayor of Ovar, Domingos Silva. The objective is to support the families of the municipality, who may benefit from the integrated solution in the Ovar Local Housing Strategy: Taking into account the planned new constructions and also the existing solutions, very soon the municipality will be able to support the housing of about 300 families, contributing to the improvement of their quality of life . However, there is still no date for the start of the works, knowing only that it is dependent on the development of the tender for the award of the contract, although there is already a completed and approved execution project.
