360-hectare estate in Beja, with a project by architect Bartolomeu Costa Cabral, overlooking the vast cork oak and holm oak ’montado’ area in Salvada, in the Lower Alentejo. The property includes a 7-bedroom villa divided into two distinct areas (residence and studios), with independent entrances connected by a central courtyard and corridor. The residential part, with an area of 240 m2, includes a spacious living room with fireplace, a large kitchen with dining area equipped with smeg appliances, a guest bathroom, an outdoor social terrace, a bedroom with fireplace/wood-burning stove, en-suite bathroom, walk-in closet, and private terrace, a double bedroom, and two single bedrooms served by a bathroom with bathtub and shower base. The studio part, with an area of 265 m2, includes three bedrooms, one of them with a fireplace, used as a workspace, and a large open space, currently functioning as a sculpture studio. This property includes patios, terraces, and a saltwater pool lined with green slate. All rooms have access to private patios, starting with the entrance, which is made through a walled courtyard with two orange trees and a water spout, where water constantly flowing into a tank gives a feeling of freshness and relaxation. The central heating system is powered by fireplaces and radiators connected to a diesel boiler. Thermal control of the residence is ensured by a roof with a 5 cm water layer protected by insulating slabs, with a ventilation system to increase evaporation, keeping the house cool in summer. The property includes a house for renovation with 279 m2 and 36 hectares of land with cork oak and holm oak ’montado’ and a natural pond. The cork trees generate income every nine years and intermediate income every four/five years.
