EN In the heart of the centuries-old historical area of the former Pax Julia, now Beja, we find a building with many stories to tell, the result of countless experiences throughout the ages. Located within a consolidated core of buildings constructed on the old city, not far from the Roman Temple and other landmark monuments, its foundations are undoubtedly rich in archaeological finds. Speaking of the more recent past, it is known to have been home to wealthy families, having had different uses over time. The property is situated near the Beja Regional Museum, Pax Julia Theatre, Sembrano Archaeological Museum, Archaeology and Arts Centre, Roman Forum, UNESCO Centre, and the future Beja Comic Strip Museum, placing it at the center of the city’s cultural itinerary. The building occupies a footprint of 286 m2 and a total construction area of 461 m2, distributed over two floors, with an additional open area corresponding to a terrace on the upper floor. It consists of five street numbers, which, despite being a single building with independent uses, gives it excellent potential in terms of investment and profitability. On the ground floor there is a large space, complemented by four adjacent rooms, occupying an area of 260.70 m2, and also a space of 25.3 m2, with an independent entrance to Rua Dr. Brito Camacho, which may or may not be integrated into the first, and which is currently intended for commerce. This building was recently the subject of a project for mixed use (cultural, residential and commercial/services), with the architectural and archaeological projects approved by the competent authorities. Thus, at the ground floor level, an art gallery was designed, which could give rise to another multi-purpose space of a cultural nature, or be adapted to other possibilities and business models. On the first floor, which occupies an area of 175 m2 of gross private area + 54 m2 of gross dependent area, we find 9 rooms and a terrace. Three apartments were designed for this first floor, two of them one-bedroom (T1) and one two-bedroom (T2), all with private terraces offering beautiful views over the city’s houses and the distant plains. These apartments could be used for tourist or long-term rental. This is a bold and unique project that combines History, Culture and Modernity, showing that it is possible for them to coexist without losing the essence of the place and the historical past of the city. Beja is undoubtedly a city where private investment proves advantageous compared to other similar cities, and where the potential for project development is a reality. #ref:012.137.068
