Source: Freepik Author: Redaction The lack of qualified labor is driving up the prices charged by the construction sector, which is failing to meet the increased demand for remodeling and rehabilitation works in the homes of the Portuguese, reveals an analysis of the Fixando service contracting platform sent to SUPERCASA Notícias , which surveyed dozens of companies in the sector. The construction industry in Portugal recognizes that the difficulty in hiring masons, carpenters, plumbers or electricians, creates barriers to companies in the sector, which result in an increase in the costs of its operation that, in turn, translate into increases in prices charged to customers. The trend, while there is no more skilled labor and falling prices of raw materials, will be the gradual increase in construction and remodeling prices, says architect and remodeling expert Ricardo Dias, from Torres Vedras. According to Fixando’s analysis, this shortage of construction professionals is limiting companies ability to respond to increased demand, which, in addition to higher costs , has also resulted in delays in construction. Fixando said that, since the beginning of the year, the requests received for housing works have increased 11% compared to the same period last year, and in 2023, the demand for these services had already grown 29% compared to the previous year. Justifying this increase in demand for renovations and rehabilitation works in the homes of the Portuguese, are the growing concern of families with energy efficiency, the need to adapt residential spaces to teleworking and also the interest in recovering houses for later sale , thus being strategic investments in the real estate market. The problem of energy poverty is very present in Portuguese families living in older properties. Cold and humid houses, without double glazing on the windows, with bad insulation, are very common problems that lead to a growing demand for requalification works , explains Alice Nunes, director of new business at Fixando, in the note to which SUPERCASA Notícias had access. She adds that the current high property prices have also motivated many owners to remodel houses for sale, with the aim of entering the real estate market, where financial return is guaranteed. On the other hand, t echnology is also influencing the growth of the sector, with the adoption of automated solutions and intelligent housing management systems . However, the integration of these technologies also presents challenges, especially in terms of cost. The new trend for Domótica and the implementation of intelligent systems, such as electric blinds or automated air conditioning, are essential requirements for construction companies. It is a panorama that requires us to adapt to new technologies and a continuous technical update to meet the expectations of a constantly evolving market. All this involves more costs for companies , says a manager of the construction company Atitude Benévola, Porto. Faced with these challenges, it is practically unanimous within the sector that investment in technical training and professional development in the construction area is an evident and urgent need. Partnerships between the public and private sectors can be fundamental to develop training initiatives that meet the needs of companies and that provide workers with access to quality training and specialization opportunities through the gaps in the construction , says Alice Nunes. Source: Pexels Author: Redaction Homefullness is a growing trend in the world of interior design, and it can completely transform the way they are felt and recognized the sensations provoked by the environment of the house where they live. It is a concept that starts from the adaptation between well-being and decoration, aiming to generate feelings of tranquility and balance. And today, in order to transform your home based on this concept, SUPERCASA brings you everything you need to know. What does Homefullness presuppose? The main premise of this concept is organization. Harmony , order and organization are key factors to achieve homefullness in your home, with tricks that, although simple at first glance, can take some time to internalize in your daily life , especially if you live with animals and/ or children. Keeping spaces in order is more difficult than one would expect, however, you can adopt some techniques to maintain visual order, that is, the order you see at first sight. Simple tips to achieve homefullness We know that in the rush of everyday life, especially if you live with other people, it may not be simple to achieve all the goals we propose here, but there are techniques that can help you unravel the order behind the chaos. 1. Decompose and dispose of what you no longer use A harmonious house presupposes serene spaces without great visual confusion , which offer space to relax. Here, to help you in this goal, it is important that you look around you, in the various rooms of your home, and realize exactly what are the elements that cause you anxiety, a sense of disorganization and that make your room seem tighter. These are the objects to be disposed of, if they have nothing to add to your well-being. Simplifying the decor of your home will help you achieve the feeling of homefullness, believing that less is more, and a house with less junk will make you feel more comfortable. 2. Connect with natural elements One of the strategies that can help you achieve an interior harmony with the spaces of your home is through the use of natural elements, such as plants that can spread around your home, in strategic places. Invest in these decorative elements and also make sure, if you have a garden, that it is well maintained and you want to spend more time outdoors. 3. Create sacred spaces An organized life also presupposes taking time for yourself. For this, it is essential that there are, in your home, sacred spaces where you practice your well-being and meet with yourself , either to read a book, listen to music or simply take a nap. Surround yourself with calm and relaxing elements, such as those plants we mentioned above, aromatic candles and neutral colors. The truth is that homefullness may not be for everyone , but it is certainly a step towards a more peaceful and relaxed life, even for the most disorganized. And if you can not put into practice all the advice, the important thing is that you feel good about the space you created for yourself, in your home. Source: Freepik Author: Redaction The first 3D houses have already arrived in Portugal. This innovation translates into a breakthrough that can revolutionize the way housing is built, allowing to respond to the vulnerabilities of the housing sector, particularly with regard to the lack of houses in the market in view of demand. The Portuguese company Havelar has thus built the first 3D house in Portugal, which will have taken about two weeks to complete. This is a novelty that has been quite common in foreign countries , but now finally comes to life in our country. The dwelling in question, built in Vila do Conde through a 3D printer, has 90 square meters and is T2 , with concrete walls. This structure took more than 18 hours to be erected, prepared to withstand earthquakes and thermal variations. Source: Freepik Author: Redaction Concerns about sustainability and energy saving have created diverse alternatives when it comes to housing, giving rise to trends and methods of construction and utilisation of resources that are now the choice of many buyers and investors. Passive houses are an increasingly sought-after type of property, characterised by their savings and convenience. However, certain requirements must be met before your property can be certified as a passive house. What are passive houses? A passive house is a property that follows a concept in which the house is built efficiently , in terms of energy, heat, acoustics and sustainability, giving rise to the comfort of living in such a place. This includes excellent thermal and acoustic insulation, low energy consumption and a stable temperature throughout the house (the windows are double-glazed and well-insulated, as are the doors; there is good ventilation and heat recovery). In general, this type of house has the ability to adapt to the outside climate, achieving an efficient and positive energy performance for its residents. One of the great advantages is the quality of the indoor air, which influences thermal comfort, keeping it at high levels at all times. Requirements for Passive House certification A passive house will be different from a traditional property in many ways, starting with the way it is built, so certification follows specific criteria that regulate whether or not it is a passive dwelling. To achieve certification, criteria such as energy efficiency and the energy certificate will be taken into account, but also, and obligatorily, the certificate from the Passivhaus Portugal Association, which will analyse the raw materials used in the work, the architectural project and the execution of the construction. What are the advantages? The main advantages are cost savings (greater energy efficiency) and environmental impact, as it reduces CO2 emissions. Living in a property with these characteristics allows you to live with better air quality, greater thermal and acoustic comfort and is, in the long term, an excellent option to adopt, as it will bring you more benefits than a traditional property. Among the greatest added value are the absence of anomalies caused by humidity or heat, the durability of the construction, thermal comfort and the energy-saving factor, which will save you a lot on electricity bills. Source: Adobe Stock Author: Redaction In the Netherlands, more precisely in the Maaspoort neighborhood, located in the city of Den Bosch, youll find a vision worthy of a science fiction film, in which the houses look like golf balls . This neighborhood, built 40 years ago, was developed by Dutch artist Dries Kreojkamp in an attempt to imagine the future and create an innovative village. Known as Bolwoningen, which in Portuguese means ball houses, this project was conceived as a social experiment . The architect was inspired by Eskimo communities and igloos to create the circular constructions. According to the projects creator, the Bolwoningen allows greater contact with nature thanks to its panoramic view. Although its structure is already peculiar, the buildings were initially intended to be made of polyester, but safety regulations did not allow this, thus giving rise to cement and concrete structures. The development consists of 50 spherical structures , each with three floors on just 55 square meters. At the base of the building is a spiral staircase that takes you up to the second floor, in the roundest part of the building. On this floor you are guaranteed light all day thanks to the open space with six windows. Despite their small size, these houses are perfect for couples who like cozier spaces , with a bedroom, bathroom, kitchen and living room. The small village continues to attract tourists from all over the world . Since its construction, the houses have been continuously occupied. So, although you can visit this quirky neighborhood, its not possible to stay in one of these iconic houses, as they are for permanent residence only. Source: Freepik Author: Redaction The tax benefits granted to energy-efficient urban buildings have expired, however, the Tax and Customs Authority (AT) has come to the understanding that municipalities can continue to apply them to efficient homes, if they so wish. Thus, if the municipalities see that the requirements are met, efficient homes will receive a reduction in Municipal Property Tax. This understanding was reached following a question raised by a taxpayer about a reduction in IMI of up to 25 per cent. The AT states: although this tax benefit has expired and therefore cannot be recognised, municipalities can always grant tax benefits for energy-efficient urban buildings. Source: Freepik Author: Redaction ERSE has announced that the regulated market will see an average increase of 3.7 per cent in relation to the prices in force in December 2023, compared to the average increase of 1.9 per cent proposed in October. To illustrate this increase, Selectra has done the maths and revealed, in a statement sent to SUPERCASA Notícias , the real increase in electricity bills for consumers in the regulated market. We used the average consumption for a family of four, according to Pordata. In this sense, on a bill of 453 kWh, the increase will be €2.62 per month. Annually, this amounts to an increase of €31.51 . Even so, if we do the maths with the 1.9 per cent increase mentioned by ERSE in October, the current figures are around 95 per cent higher than expected. On a monthly basis, the increase in the bill would be €1.34 and €16.18 at the end of the year. ERSE recommends that consumers consult the price consumer at the beginning of each year and preferably twice a year: it is advisable for consumers to be attentive and try to use the simulators available. If they find a better market offer, they should change supplier. Follow more topics related to SUPERCASA Notícias
