According to the entity, following the trend of what has been happening since 2016, commercial properties have maintained a pace of growth of their prices much lower than that observed in the housing market, having been registered last year 12.6%. The INE points out in its statistical report: The housing market, described by the evolution of the IPHab [Housing Price Index], recorded a higher increase in prices than commercial properties, similarly to what has been happening in recent years (...) the IPHab increased by 12.6%, 8.4 percentage points above the rate of change of the IPPCom. The rise is associated, according to the Institute, with the acceleration observed in residential property prices over the last year, in which growth was up 3.2%, as well as a reduction in the rate of growth of prices in the commercial property market, with a reduction of 0.9 percentage points. All this will have resulted in a significant increase in the differential between the growth rates of the two indicators, which rose from 4.3 percentage points in 2021 to 8.4 percentage points in 2022. More families are buying homes while fewer commercial properties are being transacted With regard to total housing transactions, which in 2022 amounted to 167,900 transactions, 22,385 had to do with the acquisition of housing for the remaining institutional sectors, while households acquired 145,515 units. Thus, it is possible to observe an increase of 2.7% in acquisitions made by households, compared to 2021, and a reduction in purchases made by the other institutional sectors, of 6.5%. With regard to housing rents to other purchasers, from which families are excluded, a total of 4.5 billion Euros is pointed out, which represents 14.2% of the total and an increase of 12.4% compared to the same period of the previous year. Under these conditions, renewable generation supplied 49% of consumption, non-renewable generation 17%, while the remaining 34% corresponded to imported energy. In the first five months of the year, the hydroelectricity productability index registered 0.76 , wind productability 0.94 and solar productability 1.17. In this period, renewable production supplied 63% of consumption, split between wind with 26%, hydroelectric with 25%, photovoltaic with 7% and biomass with 6%. Natural gas production supplied 18% of consumption, with the remaining 19% corresponding to the import balance. This is the highest value ever recorded in the national electricity system for this period of the year. The natural gas market contracted by 25% in May as a result of a slight drop of 1.2% in the conventional market and a retreat of 53% in the electricity generation segment, fundamentally due to the electricity imports registered. The supply was entirely made from the Sines LNG terminal, while exports were maintained through the interconnection with Spain, totalling 1561 GWh this month, which becomes the highest monthly export ever. In the period from January to May, the accumulated annual consumption of natural gas registered a contraction, with a negative evolution of 22%, resulting from decreases of 4.6% in the conventional segment and 44% in the electrical market. For the Lisbon office market, 2022 was a record year with a total take-up volume of 272,000 m 2 . But the market now faces the challenge, as seen in other markets, of not having enough quality stock for tenants. According to the international property consultancy, vacancy rates in Europe have increased on average 50 basis points from 7.1% to 7.6% over the last twelve months as some tenants choose to delay signing new leases. This is most evident in Dublin (+350 basis points to 14.0%), Paris La Défense (+270 basis points to 15.7%) and Budapest (+240 basis points to 12.2%). Core vacancy rates remain very low, with Paris CBD (2.4%), Cologne (3.0%), Berlin (3.3%) and Stockholm (4.0%) showing a top-line stock deficit. Architect Eduardo Souto Mouras concept for resurrecting the age-old building was inspired by the minimalism and detachment of convent life, cleaning it from the numerous more recent interventions and recovering the spirit that has marked the property over the centuries. This vision of architecture managed to highlight the virtuosity and quality of noble materials such as stone, wood, leather, steel and glass, in perfect union with the secular roots of the building and the irreproachable respect for the pre-existences and the history of the Monastery, thus accentuating the material reversibility that is a reference of this intervention.
