Some plots are just land. This one has a story. On a south-facing hillside just below the church of São Gonçalo, six minutes (3 km) from the centre of Funchal, a 1937 stone cottage stands ready to be restored, on 1,560 m² of nine terraces with open Atlantic views. The cottage was once an aguardente (sugar-cane spirit) distillery, and its fireplaces and stonework are still there. The land has a levada, a mountain stream, two natural caves, two freshwater ponds, and original stone-laid paths, patios and terrace walls. The gardens are mature and productive: avocado, pitaya (dragon fruit), Suriname cherry, grape vines, mango, citrus, loquat, banana, pomegranate, olive, almond, apple, peach, apricot, custard apple and passion fruit, alongside native dragon trees, a cotton tree, shrubs and laurisilva flora. It’s a haven for native falcons, small birds and lizards. Planning: the urban portion (Artigo 770) has an indicative PDM construction index of 0.8, which suggests roughly 250–270 m² of floor area over two floors (maximum 9 m façade height) within a 320–350 m² urban envelope containing the 89 m² ruin. The lower part of the plot (Artigo 24) is rustic land, which protects the lands sea views. A previous approval for a 122 m² house has expired, so any new project needs fresh approval from the Câmara Municipal do Funchal. All figures are indicative and should be confirmed with the Câmara. Property documents and the drawings of the previous approval, project costings are available upon request. Suited to a restoration, a family home or a small agricultural tourism project, subject to approval. Road frontage on Rua do Lazareto, with water, electricity and telecommunications etc..
