Quinta da Mourisca – 5.2 ha in the Sado Estuary Natural Reserve, with Rehabilitation Project A 52,250 m² estate located in Mourisca do Sado, Setúbal, within the Sado Estuary Natural Reserve, next to the Mourisca Tidal Mill and bordering the estuary’s lakes and wetlands. The existing buildings are located within Complementary Protection Zone II, while the land lies within Partial Protection Zone II of the Reserve, benefiting from a particularly protected natural and landscape setting. The property offers an exceptional combination of the privacy and tranquillity of a country estate surrounded by nature with the convenience of being close to the city. It is approximately 8 km from Setúbal, known for its gastronomy, around 20–30 km from the famous beaches of the Serra da Arrábida, and only 50 km from Lisbon (40 minutes by car). It also benefits from good access to the cities of Setúbal and Lisbon and to the region’s main areas of economic activity. The estate has magnificent views over the Sado Estuary, with land planted with cork oaks, pine trees, olive trees and orange trees. It also has its own borehole, allowing an interesting agricultural component to be maintained. The property includes several existing and legally registered buildings. The main group consists of a 203 m² house, a second older house of 79.8 m², and an adjoining 102 m² garage/storage building, corresponding to a total gross area of 384.8 m². Separately, there is also a former livestock building/agricultural support building of 117 m². A Preliminary Information Request (PIP) for the rehabilitation and enhancement of the existing buildings is currently under review by Setúbal City Council. The project, developed by an architectural practice, seeks to preserve the character of the estate while taking advantage of its privileged relationship with the landscape and the Sado Estuary. The renovation project integrates the two existing houses into a single-family residence with five suites, living room and kitchen, while retaining the garage and storage building adjoining the house, forming a total gross area of 384.8 m². It also provides for the rehabilitation of the former livestock building as an agricultural support building. Floor plans, sections, elevations and 3D images of the project are available for consultation. The property also offers potential for a Nature Tourism project, for which the applicable regulations allow consideration of the expansion of the existing habitable buildings up to a maximum building footprint of 500 m², subject to the necessary approvals. The estate borders an area of lakes and former fish-farming ponds within the Sado Estuary, in an area historically associated with aquaculture, an activity that continues to be present in different parts of the estuary. Given its characteristics, the property allows for different possible uses: permanent or weekend residence, an estate with an agricultural component, or a nature tourism project. Property registration documents, topographical survey, energy certificates, information on the legislation applicable to the Sado Estuary Natural Reserve, and complete documentation of the rehabilitation project are available for consultation.
