Rents remain stable in Portugal

The rental market in Portugal is showing signs of stabilisation, with most landlords maintaining their advertised prices. According to the latest Infocasa data, 87.9% of the apartments analysed kept the same rent over the last 30 days.
On the other hand, 9% of properties recorded a price reduction, while only 3% saw an increase. The data therefore point to greater price stability, although some landlords are already adjusting rents downwards.

Two-bedroom apartments lead available supply

Two-bedroom apartments are the property type with the largest rental supply, with an average monthly rent of €1,577, or €18.63/m². For one-bedroom apartments, the average rent is €1,231 (€22/m²), while three-bedroom apartments have an average value of €1,842 (€15.66/m²).
Studio apartments, despite having a lower average rent of €986, have the highest price per square metre, at €26.

How much does it cost to rent an apartment?

The differences between property types show that the price of a rental varies significantly depending on the size of the property. Four-bedroom apartments have an average monthly rent of €2,337, while five- and six-bedroom or larger properties reach even higher levels, between €2,000 and €2,664 per month.
Among the most sought-after property types, one-bedroom apartments have the highest price per square metre after studios, while three-bedroom apartments offer more space at a lower average price per m².

Where are rents highest?

Infocasa data also show significant differences between locations. Santana do Mato, in Coruche, has the highest average value, at €36/m², followed by Pombeiro da Beira, in Arganil, at €33/m². Aboadela, Sanche and Várzea, in Amarante, record an average value of €32/m².
For those looking for a home, the data reveal a more stable rental market, although properties with price reductions can already be found.
